MOSER DESIGN GROUP, INC.
Moser Design Group, Inc. is a residential design and new urbanist planning firm located in Beaufort, South Carolina, with a principle mission for design, the re-introduction of traditional settlement patterns, architecture, and building methodologies within the context of walkable mixed-use communities.
Beginning in 1992 with the pilot infill project of Newpoint in Beaufort, MDG embraced the principles of new urbanism and retooled to concentrate on providing affordable, context driven, traditional architecture for pedestrian-friendly communities. Along with introducing new designs, MDG continues to research and test new building and delivery methods. Specifically, the tectonics that replace the consumptive nature of throwaway buildings with more sustainable and durable building methods that are beautiful and withstand the test of time.
BROWN DESIGN STUDIO
Brown Design Studio was formed with the intent of assisting with the design and implementation of quality traditional architecture and urbanism projects. Based out of historic downtown Savannah, Georgia, we bring a strong understanding of historic urbanism and walkable communities. Our experience, leadership and research efforts have given us the understanding to apply those traditional design lessons to modern development patterns and building models.
Our firm specializes in Traditional Urbanism and Architecture. We strive to build sustainable communities, places and buildings that people love and that build value for our clients. The practice of Traditional architecture includes new construction, urban infill and historic preservation/re-use. We also have significant experience in Smart Code/Form based Code calibration, product planning, land planning and infill/sprawl repair design as well as community land planning and town center urban design. Project Implementation is also a service we offer, assisting in architectural coding, visioning, review and pattern development.

An internationally recognized award winning architect and planner leader in New Urbanism, Tom’s urban design work includes plans for new villages, neighborhoods and towns as well as redevelopment plans. Prior to establishing his consulting practice in 2013, Tom served as Partner with DPZ for 21 years, where he opened their Charlotte office in 1995. One of the first in the movement, he pioneered designs including the VILLAGE OF HABERSHAM for walkable, connected, mixed-income, mixed-use, neighborhood, town, and city design—practices now common. He has conducted over 150 muti-day planning charrettes. Through his own initiatives Tom elevates the quality of our built environment through his Civic By Design forum, integrates sustainability with community design through Light Imprint, advocates for better school campuses through Learning Cottages and engages communities through hands-on design collaboration with MIXOPOLY.

LIVEWELL HOME DESIGN
Paul Harms grew up in the western suburbs of Chicago, Illinois. From an early age he was fascinated with houses; not only in terms of design, but by how they were lived in. He earned a Bachelor of Architecture degree from the prestigious School of Architecture at the University of Miami in Coral Gables, Florida; an institution dedicated to smart growth principles and classically-inspired design. Paul’s career, and life, has always revolved around houses. He started working on high-end renovation projects on Chicago’s North Shore. Then, intrigued with the concept of New Urbanism, Paul joined Urban Design Associates in Pittsburgh, Pennsylvania, to help create the architectural landscape of several new buildings and neighborhoods. Next, Paul joined well-know designer Eric Moser at Moser Design Group in Beaufort, South Carolina. It was at this coastal location, in the beautiful community of Habersham, where he was inspired to create his own firm, LiveWell Home Design.
While Paul Harms has designed houses all over the country, a good concentration of LiveWell homes can be seen in Habersham, an idyllic community located near historic Beaufort, SC.

Our agents are fluent in the rules and restrictions associated with building on every homesite in Habersham and are your best resource for navigating a homesite purchase. Their expertise helps you understand important do’s and don’ts and avoid common pitfalls.
We strongly advise against purchasing a homesite without the guidance of a Habersham agent. If you are working with a realtor outside of Habersham Properties, please have them contact a Habersham Properties agent on your behalf. There is no additional cost for this consultation, and it will not affect your agent’s commission on a lot sale.
Q: How do I find a house plan?
A: Habersham Properties agents will guide you through an extensive portfolio of pre-approved Habersham house plans, also known as Market Plans.
Q: What if I want to hire an architect? Is that allowed?
A: Yes. Architects should be contacted through a Habersham Properties agent. Our agents maintain a list of architects with extensive experience designing custom homes that meet Habersham’s high architectural standards while fitting within the Lowcountry vernacular that defines the community. We are happy to make introductions.
Q: How do I know how much house I can afford?
A: Habersham Properties agents can provide an approximate cost range for building a new home in Habersham. This courtesy service helps you plan realistically before meeting with builders or architects.
Q: Is Habersham in a flood zone? Do I need flood insurance?
A: Much of Habersham is in Flood Zone X, where flood insurance is optional rather than mandatory. Because it is optional, most policies are purchased for $1,000 or less per year. A Habersham Properties agent can provide a list of local insurance providers familiar with appropriate coverage for Habersham homes.
Q: Do I pay Habersham an extra fee for building my home?
A: Habersham Builders League builders pay a marketing fee to the Habersham Properties for each home built in Habersham. Homeowners do not pay the fee to Habersham Properties for building. The builders rely on us to market their plans and services within Habersham, and those services help their bottom line as a company.
Q: Can I bring my own builder into the neighborhood to build my new home?
A: All builders must be members of the Habersham Builders League in order to build within the community. Please ask a Habersham Properties, LLC agent whether your preferred builder is on the approved list.
Q: Why does Habersham have a Builders League?
A: Habersham maintains exceptionally high construction standards and takes great pride in the quality and consistency of its homes. Builders must complete a thorough vetting and qualification process to become members of the Habersham Builders League. This process serves as an important quality-control measure for the neighborhood.
Q: If I am working with a realtor who is not a Habersham Properties, LLC agent, how is my agent paid?
A: Realtors outside the Habersham Properties brokerage may be compensated through participation in the Habersham Build Program. The realtor is paid by Habersham Properties LLC. Habersham Builders do not pay agent commissions. Your agent should contact a Habersham Properties, LLC agent for details.
