Build Your Dream Home in Habersham

Habersham Properties professionals wear two hats. They are licensed real estate agents who can represent buyers and sellers doing business in Habersham, and they are also Building Specialists.

For clients who use Habersham Properties Inc. for real estate services, the transition into the building process is seamless. For those who already own a homesite or are purchasing through an outside brokerage, a Building Specialist steps in when the lot owner is ready to move forward with designing and building a new home.

Habersham Builders have contracted with Habersham Properties to guide you through the building process and ensure a smooth, well-coordinated owner experience.

A Building Specialist works with you during the initial stages of the homebuilding process. Their role is to educate, coordinate, and guide you through each early decision.

With your Building Specialist, you will:

• Choose an architect or select a pre-approved house plan

• Be introduced to approved Habersham Builders

• Establish the initial builder relationship

• Receive guidance through the HARB (Habersham Architectural Review Board) submittal and approval process

• Get answers to questions throughout the building process

If you work with an architect, you may choose any builder approved under Habersham’s Builder League Program. If you select a house plan from the Habersham website, your Building Specialist will introduce you to the builder who owns the rights to that plan.

Building Specialists are available by phone and are on site throughout the working week to provide support and oversight.

Habersham offers a collection of pre-approved house plans, known as Market Plans, available on the Habersham website. Each Market Plan is assigned to a Habersham Builder who holds the exclusive right to build that plan within the community.

Many Market Plans allow for minor modifications, including:

• Porch placement, size or modification

• Window and door adjustments

• Railing or column styles

• Added closets

• Fixture changes

• Converting tubs to showers

• Kitchen layout modifications

Your Building Specialist will work with the builder to help determine what qualifies as a simple modification versus a more substantial change.

If you prefer a fully custom home, your Building Specialist can help you begin the architect selection process. Habersham’s preferred architects have extensive experience in the community and a strong understanding of the Lowcountry architectural style and Habersham’s design requirements.

Your Building Specialist can also help you evaluate whether a custom-designed home or a Habersham Market Plan is the best fit for your goals, timeline, and budget.
